These terms explain how KirayaBook should be used, what users are responsible for, and where the app is a record-management tool rather than a legal, payment or brokerage service.

KirayaBook helps manage rental records. Users remain responsible for accurate entries, lawful document uploads, correct access permissions and independent legal or tax decisions.
Before using KirayaBook
KirayaBook keeps rental records organised, but each user must enter accurate information, manage access carefully and review important records.

By creating an account, using the KirayaBook or MyRoomBook app, visiting this website or accessing any KirayaBook service, you agree to these Terms and Conditions.
If you use KirayaBook for a business, family property, rental team or another person, you confirm that you have authority to accept these terms and manage the related records.
KirayaBook is a rental record management tool. It helps users organise properties, rooms, tenants, managers, rent records, expenses, documents, reports and related workflows.
MyRoomBook is the tenant application provided as part of the KirayaBook platform.
KirayaBook is not a broker, property agent, rent guarantor, payment settlement bank, legal advisor, tax advisor or dispute resolution authority unless a separate written agreement says otherwise.
Landlords and property owners may create properties, rooms, tenant records, manager access and rental records. Managers may access only the records assigned to them. Tenants may access information made available to them.
Users are responsible for assigning the correct role and for reviewing who can see rental information, documents and records inside the app.
You must provide accurate account information and keep your mobile number, email address and login details secure.
You are responsible for activity from your account unless you can show that the activity happened because of a security issue outside your control. Tell support quickly if you suspect unauthorised access.
KirayaBook depends on information entered by users. You are responsible for checking rent amounts, due dates, payment status, property details, room assignments, tenant details and documents before relying on them.
Reports and summaries are based on available records. They should be reviewed before being used for accounting, legal, tax, loan, investment or dispute purposes.
KirayaBook may allow users to record rent received, rent pending, partial payments, late payments, deposits, expenses or payment modes. These records are for tracking and reporting.
If online payment collection is enabled in the future, payment processing may be handled by a third-party payment provider and additional payment terms may apply.
Users may upload or store rental documents such as rent agreements, receipts, tenant documents, property documents or expense proofs where the app supports it.
You must upload only documents that you are allowed to store or share. Do not upload false, unlawful, offensive, harmful or unrelated content.
You must not misuse KirayaBook, attempt unauthorised access, reverse engineer the service, upload malware, scrape data, harass users, impersonate others, create false rental records or use the app for illegal activity.
We may restrict, suspend or terminate access if we reasonably believe the service is being misused or if continued access may create legal, security or operational risk.
We work to keep KirayaBook reliable, but the service may be unavailable during maintenance, updates, internet failures, hosting issues, device issues, app store review delays or events outside our reasonable control.
Some features may be released gradually, changed, paused or removed as the product improves or as platform requirements change.
KirayaBook may use third-party services for hosting, storage, analytics, crash reporting, communication, maps, email, payment processing or app distribution.
Third-party websites, app stores, payment providers and external links may have their own terms and policies. You should review them before using those services.
If KirayaBook offers paid plans, premium features or subscriptions, pricing, billing cycle, renewal, cancellation and refund terms will be shown before purchase or inside the relevant store/payment flow.
Taxes, payment gateway charges, app store fees or other charges may apply depending on the purchase method and applicable law.
KirayaBook, its name, logo, interface, design, software, website content and product materials are owned by or licensed to KirayaBook. You may not copy or misuse them without permission.
You retain responsibility for the rental records and documents you upload, but you allow KirayaBook to process them as needed to provide the service.
Use of KirayaBook and MyRoomBook is also governed by the Privacy Policy. The Privacy Policy explains data collection, role-based access, retention, security, user rights and account deletion support.
You must not add personal data about another person unless you have a lawful reason and the authority to use it for rental management.
You may stop using KirayaBook or request account deletion as described on the Account Deletion page.
We may suspend or terminate access where required by law, platform policy, security needs, non-payment, misuse, false information or breach of these terms.
KirayaBook is provided as a software tool for organising rental records. It does not guarantee rent collection, tenant behaviour, property condition, legal compliance, tax treatment, investment returns or dispute outcomes.
You should take professional advice where legal, tax, property, documentation, accounting or compliance decisions are important.
To the maximum extent allowed by applicable law, KirayaBook is not liable for indirect, incidental, special, consequential or punitive damages, loss of profits, loss of data, loss of rent, business interruption or disputes between users.
Nothing in these terms limits liability where applicable law does not allow a limitation.
You agree to protect KirayaBook from claims, losses, liabilities, costs or expenses arising from your misuse of the service, false records, unlawful uploads, unauthorised sharing of data or breach of these terms.
We may update these terms when the product, law, app store requirements or business process changes. The latest version will be posted on this website with the updated date.
Continued use of KirayaBook after changes means you accept the updated terms.
These terms are governed by the laws of India. Subject to applicable law, courts in Gujarat, India will have jurisdiction for disputes connected with these terms.
